  • After Hours Emergencies

  • Air Conditioning Installation

    Approval must be sort prior to the installation of an air conditioning system in any unit.

    Air conditioning units must comply with prevailing strata regulations (notably decibel limits) and Queensboro by-laws.

    If you wish to install air conditioning, please contact the Strata Manager (see Building Management - Strata Manager section for their contact details) and complete the appropriate application form for submission to the Strata Committee for approval.

  • Apartment Doors / Fire Doors

    All Queensboro apartment entry doors are fire safety doors.

    As such, they must not be secured with any lock/chains that prevent the self-closing door mechanism in the event of a fire emergency.

    Slide bolts and security chains are illegal on fire safety doors.

    Door closer arms must be connected at all times.

    The fire doors are checked annually to ensure that they comply with regulations. If an owner or resident has modified the fire door so it becomes non-compliant, the owner is required, under Special By-Law 3, to pay the rectification costs to become compliant.   • Bikes

    Security bolts are available on request for installation within the Owners’ parking spaces. There is also informal bike parking in the tandem car space in the garage.

    NB: Residents are responsible for the security of all personal property stored in the garage including common property areas. There have been instances of bikes being stolen from the garage.

  • Building Security

    Queensboro is a well-secured premises.

    It is the residents’ responsibility to:

    • Not leave gates and doors open

    • Not allow entry to any person to the building unless they are known to you

    • Not allow tail-gating

    • Report to a Strata Committee member any suspicious activity

    • Call the police for major security infringements see Emergencies tab .

    Please use the Application for Access to Surveillance Footage form to submit a request to the Strata Manager for reviewing the camera footage should it be required. This can be found under the Forms tab.

  • By-Laws

  • Car Parking

    Each unit is Queensboro has at least one secure permanent undercover parking space.

    There are four visitor car spaces and parking in these spaces is limited to a maximum of 48 hours for bona fide visitors and tradespeople. These four spaces are not available to residents and parking in contravention may place you in breach of Special By-Law #3

    The Owners Corporation also has title to two single and one tandem car space in the garage (note that the tandem car space is currently used for bicycle parking). The single spaces are advertised from time-to-time for lease by residents who require additional longer term parking arrangements for additional vehicles.

  • Common Property Interior Decoration

    Owners may apply to the Strata Committee to contribute decorative items – artwork, mirrors etc to the common areas on their floor.

    The required procedure is that an application for permission needs to be lodged prior to installation to the Strata Committee, supplying details and images. The applicant also needs to consult all owners on their floor for majority agreements.

  • Compost Bin

    A compost bin is located just inside the garden gate and residents are invited to recycle suitable green and garden waste in the bin.

  • Driveway

    All residents are requested to observe Queens Ave’s laneway speed limit of 10 kph to ensure our safety and the safety of our visitors, neighbours, children and park visitors.

  • Fire Safety

    A fire safety company provides regular maintenance of the common area fire protection equipment.

    They also undertake an annual check of all fire alarm smoke detectors installed within the units.

    Dry chemical fire extinguishers are in the hallway cupboards on each level in the same cupboard as the hose reel.

    Owners are responsible for the maintenance of the fire alarms in their units, including ensuring that the battery is fresh and working.

  • Fire Stairs

    The fire stairs must not be used as a storage area and must be kept free to allow safe access at all times.

    Doors must not be propped open.

    If you are required to access your floor via the Fire Stairs, the key that opens the garden gate and sauna also opens the Fire Stair doors.

  • Garage Storage Units

    Only vehicles (including bicycles, motorbikes, etc) are allowed to be stored in the Owners allotted car space and garage common property.

    Special By-Law #20 exists to facilitate the installation of storage units at the owner or residents’ own expense to enable storage of certain other items in the Owners allotted car space.

    The storage units must be supplied by The Box Thing and meet specific dimensions complying with the by-law specifications.

    To apply for a Garage Storage unit, complete the Garage Storage Unit Application Form (can be found under the Forms tab) and send the completed form to the Strata Manager.

    Contact the Strata Manager (STM) for further details (see Building Management - Strata Manager section for their contact details).

    NB: Residents are responsible for the security of all personal property stored in the garage including common property areas.

  • Garbage and Waste

    There are small garbage rooms on levels 1 – 4 located next to the fire doors and marked “Garbage”.

    The small garbage rooms contain:

    • A hatch to the rubbish chute

    • A round tub for recycling items (plastic, glass, aluminium)

    • Rectangular bin for cardboard and papers

    The garbage rooms are only for small amounts of recyclable rubbish. All large or non-recyclable items which are not suitable for going down the rubbish chute should be taken to the main garbage shed.

    The main garbage shed for Queensboro is the brushwood shed at the driveway entrance to the building. This shed contains the main garbage bins that are colour-coded for:

    • General Waste – red lid

    • Recycling – yellow lid

    • Green Waste – green lid

    Note that the ground-floor units will need to use the main garbage shed for disposing their rubbish.

  • Garbage Room Protocol

    The garbage rooms are only for small amounts of recyclable rubbish.

    All large and/or non-recyclable items which are not suitable for going down the rubbish chute should be taken to the main garbage shed

    All residents are responsible for:

    • All food to be put in plastic bags (that will not break in free-fall) and put down the chute.

    • Close the chute door after use

    • Rinse all food containers before leaving them in the recycling bins

    • Place glass, metal, plastic and other containers that can be recycled in the round bin

    • All broken glass needs to be securely wrapped and placed in the bins in the main garbage shed

    • Place cardboard, papers and small flattened cartons in the rectangular bin

    • Take pizza boxes straight to the main garbage shed (to prevent attracting cockroaches to the garbage rooms)

    Please keep the garbage rooms neat, clean and tidy

  • Garden

    Residents are invited to contribute to its upkeep and enjoy this inner-city haven.

    Contact the Strata Committee for further details prior to your gardening efforts.

  • Hallway Fire Cupboards

    Nothing is to be stored in these cupboards. They are to be kept empty at all times.

  • Hard Flooring

    Guidance notes for installation of hard flooring can be supplied by the Strata Manager (see Building Management - Strata Manager section for their contact details).

    It remains the responsibility of the owner to ensure neighbouring units are not affected by any noise transmission.

    Not withstanding any advice from the strata manager, it is recommended that specialist acoustic advice be sought at an early stage of renovation.

    Flooring damaged, under whatever circumstances, will not be claimable against the Owners’ Corporation’s insurance. This should be covered under the owners contents insurance policy.

  • Keys

    Queensboro has a key fob security system.

    Each owner is issued two fobs free of charge. If you require additional fobs, contact the Strata Manager (see Building Management - Strata Manager section for their contact details). There will be a charge of $100 for each additional fob. Note that an additional administration fee may be incurred.

    The Strata Committee holds a secure master file of key fob numbers. Please keep a record of your own fob numbers to assist security in the case of loss of any of your fobs.

    If you lose a fob or key, please contact the Strata Committee Secretary immediately. In the case of a lost fob, please also provide the fob number so that the security company can de-active the fob, ensuring security for you and all residents.

  • Laundry

    Residents are requested not to have laundry where most visible on the balconies.

    On no occasion should washing be hung on balcony railings, including beach towels.

    Please remove the washing as soon as it dries.

  • Moving In and Out

    To protect common property from damage and to minimise the disruption to fellow residents, a set of protocols are in place.

    Please advise the Strata Committee at least 48 hours prior to the move to assist you in adhering to these protocols.

    There are lift curtains that need to be installed prior to items being moved in and out of any apartment.

    Note that in the event of damage to common property whilst moving personal items, the owner or occupier of the unit must pay (to the Owners Corporation) for the cost of the repairs. There is a special by-law in place to cover this eventuality.

  • Noise

    Residents are required to keep noise to a limit which will not disturb other residents’ peaceful enjoyment of the building.

    Noisy parties can be a problem, especially those extending to the balcony.

    Music with a strong bass component resonates and travels to other units: therefore please keep the bass low.

    All residents are also required to comply with NSW residential noise restrictions and the City of Sydney noise regulations. See the links below for further information

    Construction Site Noise - City of Sydney . Note that Special By-Laws 8, 9 and 10 which cover Renovations at Queensboro have stricter allowable hours of work than those outlined by the City of Sydney.

  • Pets

    Special By-Law No. 26 - Keeping of Animals outlines the conditions for keeping an animal at Queensboro. It is also requested that residents also apply for approval for animals visiting their Lot.

    Approval to keep a pet must be obtained prior to the pet residing at Queensboro.

    Tenants wishing to keep a pet must obtain approved from both the Owner of the Lot AND the Owners Corporation (Strata Committee)

    A request to keep a pet, using the Queenboro Pet Application Form, must be submitted to the Strata Manager (see Building Management - Strata Manager section for their contact details). The Queensboro Pet Application Form can be obtained from the Strata Manager or downloaded Queensboro Pet Application Form

    If you have external access to your apartment via the garden, it is requested that you use this access, rather than access through internal common property, when moving your pet to/from your apartment

  • Renovations

    Residents intending to undertake any type of alterations or renovations to their unit must obtain approval from the Strata Committee prior to commencement.

    Certain categories of renovations (major works) are also required to have approval from a Owners Corporation General Meeting in the form of an approved special by-law that covers those renovations, prior to commencing the renovations.

    Renovations are also governed under Special By-Laws 8, 9, 10 and 14.

  • Sauna

    The sauna for residents’ use is located in the garage.

    Please turn off all power when leaving the sauna and keep it clean after use.

  • Short Term Leasing

    Using a Queensboro unit for short term accommodation or as a service apartment is strictly prohibited.

  • Smoking

    Queensboro is smoke-free.

    There is a special by-law that strictly prohibits smoking inside the building (including inside the units) and on all common property including the garden and the garage.

    Due to the smoke-drift patterns many residents can be impacted by the smell of just one cigarette.
