Renovations

 

Approvals

Residents intending to undertake any type of alterations or renovations to their unit must obtain approval from the Strata Committee prior to commencing.  Renovations are also governed under Special By-Laws 8, 9, 10 and 14.

Certain categories of renovations, namely major renovations, are also required to have approval from a Owners Corporation General Meeting in the form of an approved special by-law that covers those renovations, prior to commencing the renovations. Bathroom, kitchen and any renovation impacting common property (including the waterproof membrane) may fall under the Major Works/Renovation category.

What may seem a simple addition or installation could breach various Building and Fire Safety codes.  To prevent this and to avoid unnecessary costs please contact the Strata Manager (see Building Management - Strata Manager section for contact details) who will advise you on the necessary procedures for your particular request.

Depending on the scope of work described in the proposal, it may be necessary to provide some or all of the following information:

  • Copy of detailed plans and specifications

  • If relevant, a copy of approvals from relevant authorities (e.g. Sydney City Council)

  • License details and certificate of currency for relevant insurances of the proposed builder

  • Dilapidation report by an approved building engineer

Conditions

The Owners’ Corporation may impose certain conditions on a project that need to be complied with.

Hours of work in accordance with Special By-Laws 8, 9 and 10 are:

  • 8am - 5pm Monday to Friday with Noisy works (e.g. repeated concrete drilling, incessant hammering etc) being limited to between 10am - 3pm and with 72 hours notice

  • 9am - 3pm on Saturdays with Noisy works (e.g. repeated concrete drilling, incessant hammering etc) being limited to between 10am - 3pm and with 72 hours notice

  • No work is allowed on Sundays and Public Holidays and any time outside of the times outlined above

The builder is to provide 72 hours notice of any long-term noisy works to residents. 

You will be required to give your neighbours 14 days notice prior to works commencement.

Housekeeping during Works

Apartment doors must be closed and/or taped at all times during building works to prevent the escape of dust. 

When removing debris, hallways carpets are to be protected with heavy-duty plastic taped at the edges. 

Protective lift curtains and the mat are to be installed.

Any damage to common property as a result of these works is to be repaired promptly at the owner’s expense.  If any common property requires cleaning as a result of building works, please take immediate action.  Common property is to be presentable at all times.  Hallway carpets and lifts are to be inspected prior to tradespeople leaving each day and cleaned/vacuumed if necessary.

Housekeeping directions from the Strata Manager or a member of the Strata Committee are to be carried out promptly.

 

Rubbish Removal from Building Works

There is no facility to dispose of builder’s refuse at Queensboro.  It is the responsibility of the builder to arrange removal of such debris. 

No debris of any kind is to be placed in the garbage chute, internal garbage rooms or external garbage shed. 

No liquids are to be poured into stormwater drains.

 

Hard Flooring

Guidance notes for installation of hard flooring can be supplied by the Strata Manager (see Building Management - Strata Manager section for contact details)

It remains the responsibility of the owner to ensure neighbouring units are not affected by any noise transmission.  Not withstanding any advice from the strata manager, it is recommended that specialist acoustic advice be sought at an early state.

Flooring damaged, under whatever circumstances, will not be claimable against the Owners’ Corporation’s insurance.  This should be covered under the owners contents insurance policy

 

Air Conditioning Installation

Approval must be sort prior to the installation of an air conditioning system in any unit.  Air conditioning units must comply with prevailing strata regulations (notably decibel limits) and Queensboro by-laws.

If you wish to install air conditioning, please contact the Strata Manager (see Building Management - Strata Manager section for contact details) and complete the appropriate application form for submission to the Strata Committee for approval.
