What to do in an emergency

Ambulance and Fire

In the event of a fire, after the fire has been extinguished, call the strata manager (see Building Management - Strata Manager section for contact details) .

Break in or Security Breach
Phone 000 or the Kings Cross Police 02 8356 2600
If a unit door or a window is damaged by the break-in or vandalised to the extent that the security of your unit is compromised, call the strata manager (see Building Management - Strata Manager section for contact details).

Burst Water Pipe
If the water suddenly starts running out of a wall, ceiling or floor, take the following immediate steps:
If the water is coming through the ceiling, check with the upstairs neighbour to ensure that their dishwasher, washing machine or internal hot water tank is not leaking and the bath is not overflowing.
If the problem appears to be a burst pipe within the wall or floor, locate the main stop-valve (mains tap) to your unit (usually found under the laundry sink) and turn it off.
Call the strata manager (see Building Management - Strata Manager section for contact details).

Defibrillator
Queensboro has a defibrillator which is located on the end wall at the bottom of the fire stairs. Access is via the fire stairs or from the foyer door to the fire stairs.
The first step in all emergencies is to call '000'. The operator will also be able to assist and talk you through the process.
Take the device and the AED Prep Kit from the cabinet to the patient, turn on and follow the instructions while staying connected to the '000' operator.

If you ever need to use the defibrillator, please inform a member of the Strata Committee. The pads need to be replaced after use and the pad pack disposed of properly.

Electricity Supply Failure
Check first to ascertain that it is not a general power failure in the street. You can also check with AusGrid Current Outages.
If the failure is localised to your unit, check to ensure that the circuit breakers have not tripped. Circuit breakers are your responsibility.
If the circuit breakers are intact, call the strata manager (see Building Management - Strata Manager section for contact details) .
If you have in your unit any working life-support equipment, such as a dialysis machine, please call the emergency numbers given by the equipment supplier or medical team responsible for monitoring the patient’s condition.

Garage Door Jam
Make sure that your garage door remote controller is working and that the batteries are not old and flat by checking it against another resident’s controller.
If the controller is working and the door still refuses to open/close, call the strata manager to get the probem resolved/escalated (see Building Management - Strata Manager section for contact details).
New/replacement controllers can be purchased as required. Please contact the strata manager to facilitate this purchase (see Building Management - Strata Manager section for contact details).

Hot Water Tank Leakage
All hot water tanks are the owner’s responsibility to repair and maintain.
It is also the owner’s responsibility to ensure that any water leaks from the tank do not cause damage to other units.
You should call your own plumber or if you are a tenant, call the managing agent or plumber nominated in your Rental Agreement.
Tip: rust-coloured water is a sign that the tank needs replacing.
Tip: Hot Water Tanks usually require replacing every 10 years.

Lift Stoppage
Contact a Strata Committee member or Otis Elevators – Emergency Call Out on 1800 626 847.

Lost or Stolen Security Fobs and Keys
Please keep a record of your allocated Fob numbers.
Contact the Strata Committee Secretary immediately, advising the number of the lost fob.
The security company will then be advised to deactivate the fob, ensuring security for you and all residents.

Sewer Choke
A sewer choke or surchange occurs when raw sewage starts to surcharge from any toilet or floor waste outlet in your bathroom, kitchen or laundry. It may also surcharge from a ground level pipe outside a ground floor apartment.
The first sign of a problem will frequently be that when flushing a toilet, water backs up to the rim of the bowl and does not run away.
Call the strata manager (see Building Management - Strata Manager section for contact details).

Smoke Alarm Sounding
If this is inside your unit and it is a genuine fire, phone 000.
If this is inside your unit and is not a genuine fire, switch off the alarm by pressing the button on the alarm itself.
If it is a building alarm, evacuate from your unit immediately and contact one of the strata committee members. If it is a false alarm, they are able to stop the emergency signal.
If there are no committee members available, go to the entry foyer and open the cupboard called Fire Indication Panel. Instructions on how to stop the beeping are on the laminated pages attached to the inside of the cupboard door.

Storm Damage
If a tree has fallen on any power lines call State Emergency Service (SES) on 132500
and/or Energy Australia on 131388
Call the strata manager to inform them of the situation (see Building Management - Strata Manager section for contact details).

Toilet Cistern
Toilet Cisterns are the owner’s responsibility to repair and maintain.
You should call your own plumber or if you are a tenant, call the managing agent or plumber nominated in your Rental Agreement

Water Supply Failure
Water supply failure can be caused by several reasons, in particular by Sydney Water carrying out work on the street pipes who may have temporarily shut off the supply, or a plumber may be working in the building.
First check that the above reasons are not the cause of the failure. See Water Supply and Services Updates (Sydney Water) for Sydney Water updates and ring 132090 to report a Sydney Water leak or water supply issue.
If you suspect that a pump has failed, call the strata manager (see Building Management - Strata Manager section for contact details).

Whitegoods
Air-conditioning, dishwashers, dryers, fridges, heaters, ovens, stoves, washing machines etc are the resident’s responsibility to repair and maintain.
If you are a tenant, some of the above items may/will be covered in your Rental Agreement and therefore call the managing agent or tradesperson nominated in your Rental Agreement.
