Owners Corporation
By law, an Owners’ Corporation comes into existence upon the registration of the Strata Plan. All owners of a lot in the Strata Plan make up the Owners’ Corporation.
Each owner owns a share of the common property; the number of unit entitlements determines such share.
The Owners’ Corporation, through the Strata Committee, is responsible for the running and maintenance of the building.
The Strata Titles Act allows each lot owner to be nominated to the Strata Committee. Queensboro has a maximum of 7 Strata Committee members.
Queensboro’s Owners’ Corporation plan is SP 20865.

Strata Committee
The main role of the Strata Committee is to protect the lifestyle and financial interests of all owners and residents of Queensboro.
It does this through maintaining and protecting the fabric of the building and all common property, enforcing the Owners Corporation by-laws and preserving Queensboro’s ambience.
The Strata Committee is elected at each Annual General Meeting to supervise the affairs of the Strata Plan for the subsequent 12 months. The Strata Titles act allows each unit financial owner to be nominated to the Strata Committee.
Queensboro’s Strata Committee has a maximum of 7 members and meets approximately 5 times per year and liaises closely with the Strata Manager.
The Strata Committee is also responsible for appointing the Strata Manager, approving all contracts, controlling expenditure and submits to the Annual General Meeting the financial results for the year ended and the administration and sinking fund budget for the following year.
The Strata Committee is governed by the Strata Committee Code of Conduct

Strata Committee Meeting Minutes
The Strata Committee Meeting agendas and minutes are posted on the Queensboro notice board located in the Queensboro garage, emailed to owners and are also posted on the Queensboro website in the Owners Area.

Strata Manager
The Strata Manager is responsible for the financial and legal management of the building and also maintenance responsibilities.
The manager reports to the Strata Committee.
